Frank A. Lothrop Residence
Leominster, MA

Built in 1890, the Frank A. Lothrop residence is a mix of Colonial Revival, Queen Anne and Victorian Eclectic
styles of Architecture.  Restoration work included repairs to the carriage house and rebuilding of the
2 level side porch.



Carriage House Door Restoration
As a result of insect and water damage, all of the Carriage house doors were removed, repaired, 
re-aligned, and re-installed.  All hinges were removed, sandblasted, repainted and installed.  Custom 
panels were made for each door to replace damaged wood.  A custom awning in a Victorian 
theme was designed and installed

The porch suffers from major damage from carpenter ants, as well as failed attempts to correct structural problems.

1st Floor Reconstruction
All original framing timbers were removed and replaced with pressure treated lumber.  
New cement / rebar reinforced footings were installed.  Composite decking was used for flooring.

2nd Floor Restoration
The 2nd floor decking of the porch was removed, damaged supporting timbers removed
and replaced, waterproof membrane installed, followed by composite decking.
