Frank A. Lothrop Residence
Leominster, MA

Built in 1890, the Frank A. Lothrop residence is a mix of Colonial Revival, Queen Anne and Victorian Eclectic
styles of Architecture.  Restoration work included structural repairs to the carriage house and rebuilding of the
2 level side porch.


Carriage House - Before Restoration
In the past, the main doorway was widened to accompany automobiles.  This "re muddling"
resulted in structural problems, causing both sides of the carriage house on each side, to sag by 2" - 6".
Improper foundation work also caused problems.

Phase I Restoration: Sill and Structural Repairs
Carpenter ant and water damage has caused the carriage house to sag out of alignment
by 2" - 6" on each side, requiring extensive jacking and structural repairs.  Foundation problems
were also found and corrected.

Carriage House Door Restoration
As a result of insect and water damage, all of the Carriage house doors were removed, repaired, 
re-aligned, and re-installed.  All hinges were removed, sandblasted, repainted and installed.  Custom 
panels were made for each door to replace damaged wood.  A custom awning in a Victorian 
theme was designed and installed

All clapboarding replaced, new shutters and trim work, repaint in Victorian theme paint scheme.

The porch suffers from major damage from carpenter ants, as well as failed attempts to correct structural problems.

1st Floor Reconstruction
All original framing timbers were removed and replaced with pressure treated lumber.  
New cement / rebar reinforced footings were installed.  Composite decking was used for flooring.

         

Decking Installation

2nd Floor Restoration
The 2nd floor decking of the porch was removed, damaged supporting timbers removed
and replaced, waterproof membrane installed, followed by composite decking.
