Work consisted of a French Drain system, structural repairs, including lally columns and foundation work.

Foundation Before Repairs
The residence suffers from structural issues, including missing lally columns, wood support
columns, improper foundation supports for main carrying beams, decaying brick piers and other issues.


Support Beams & Foundation Issues
The Support Beams in the basement where they tie into the foundation walls, 
reside on brick piles, and show signs of deterioration.  Powder Post beetle 
evidence was also found in the support beams, and treated with borates.

         

Support Columns
Support columns in the basement consist of brick piers.  The lime mortar is
breaking down, and the bricks themselves cracking under the weight of the house.
Excavations also found where former brick piers had collapsed, leaving only the base pads
behind...

              

Foundation After Repairs
New lally columns installed, reinforced concrete footings, brackets
installed to secure each column to the footings and support beams.



    


French Drain System
Drainage issues on the residence has caused improper drainage to effect the brick
foundation.  A French Drain system was installed to channel any water away from the foundation. 

The term “French Drain” comes from Henry Flagg French of Concord, Massachusetts who developed the system in 1859.

A typical French Drain system consists of a trench around the building's perimeter.  A liner is then installed in the base
and sides of the trench, followed by perforated pipe.  A filter sock over the pipe prevents sediment from clogging the drain pipe.
A layer of crushed stone completes the installation.
