Front Porch Before Restoration Work

Work
The bases of all the support columns have extensive carpenter ant
damage. The sill across the
front and side of the porch also suffers from insect and water damage. All rotted
framing and structural lumber was
removed and replaced with pressure treated lumber. Additional framing work
was also done to add
more structural strength to the porch. Composite based trim was used on
the bases of all the support
columns, also including lattice work and molding.
Insect & Water Damage

New Front Sill, Inner Support Columns, Structural Work
All of the front support columns were found to be hollow,
and offering no structural
support
to the front of the porch. Custom-made inner support columns were
made to
correct
this problem, and to allow structural loads to be transferred to the
front columns.
Steel rods inside the old / new support beams, as well as metal plates were used
to tie the old
and new columns together. The rim joists on all sides of the porch were damaged from carpenter ants,
and
replaced with
a pressure treated lumber. Additional framing was done to increase the
structural
strength of the porch.

Flooring Work
& Detail Carpentry
The old fir flooring was removed and replaced with new fir flooring, and stained
with an oil
based stain to complement the ceiling. Custom balusters were installed as
well as new
railings. All the support columns had additional detail
carpentry work done.
